Job Description

Summary: The Regional Maintenance Technician supports the Maintenance Manager in ensuring the effective management and upkeep of properties and facilities. This role involves executing a range of maintenance tasks, including preventative and corrective maintenance, equipment inspections, and managing work orders. The technician is responsible for monitoring and maintaining operational systems, ensuring compliance with safety regulations, and collaborating with service contractors. Additionally, the role includes assisting with building inspections, managing maintenance inventory, and contributing to repair quotations and general purchasing. A strong understanding of fire safety, HVAC, and security systems is essential. The Regional Maintenance Technician ensures the smooth operation of all property systems and contributes to the overall success of facility management processes.

What You'll Get To Do

HVAC, Plumbing, Mechanical & Preventative Maintenance

  • Assist in maintaining the optimal functioning of HVAC systems by performing tasks such as belt changes, filter replacements, reading mixing valves, and monitoring DHW tank temperatures.
  • Perform preventative maintenance on building mechanical, plumbing, and electrical systems in compliance with regulations, following instructions provided by the Maintenance Manager.
  • Conduct regular inspections of water softener levels and document the status of water treatment systems for both domestic water and closed-loop systems.
  • Report any deficiencies or malfunctions in onsite mechanical equipment to the Maintenance Manager for further action.

Fire & Life Safety

  • Administer and analyze customer satisfaction surveys using platforms like SurveyMonkey and OneLocal.
  • Maintain the onsite emergency binder, ensuring all documentation is complete and accurate, including but not limited to:
    • Annual fire life safety inspections, TSSA certificates, roof anchor inspections, alarm ULC certificates, mixing valve verifications, garage CO calibrations, generator annual and semiannual reports, annual backflow reports, water damage program, infrared scan reports, fire drill records, elevator test documentation, hot work permits, sprinkler valve impairment procedure tags, and any other mechanical or regulatory certificates.
  • Inspect building fire and life safety equipment and ensure that all required documentation is completed accurately.
  • Oversee the upkeep and organization of fire logbooks to ensure compliance and proper record-keeping.
  • Conduct quarterly fire and life safety checks to ensure systems are functioning properly and in compliance with safety regulations.
  • Assist the Maintenance Manager in training site personnel on the annual in-suite inspection process, including how to conduct inspections and properly document and report results.
Other General Duties

  • Ability to respond promptly to maintenance requests and address concerns in a professional manner.
  • Assist the Maintenance Manager in obtaining quotes from contractors, ensuring that all quotes meet the same specifications before seeking approval from Senior Management.
  • Perform additional tasks as assigned by the Maintenance Manager to support maintenance operations.

Who You Are

  • High School diploma or equivalent; vocational or technical training in a relevant field (HVAC, plumbing, electrical, etc.) is preferred
  • Certification in specialized systems (HVAC, fire safety etc.) an asset
  • Valid driver’s licence may be required for travel between properties or for conducting repairs.
  • Strong understanding of HVAC, plumbing, electrical, mechanical systems, and building operations.
  • Ability to troubleshoot and repair mechanical, electrical, and plumbing issues.
  • Familiarity with fire safety systems and other regulatory requirements.
  • Experience in performing both preventative and corrective maintenance on building systems and equipment.
  • Knowledge of standard operating procedures for maintaining property systems.
  • Excellent troubleshooting skills to quickly diagnose and resolve issues with building equipment and systems.
  • Ability to manage multiple tasks and prioritize responsibilities to meet deadlines.
  • Clear and effective communication with contractors, vendors, and team members.
  • Keen attention to detail to ensure the accuracy of inspections, maintenance tasks, and documentation
  • Capability to perform physically demanding tasks, including lifting, climbing, and working in various environments.
  • Knowledge of and adherence to safety regulations, including those related to building codes, fire safety, and personal protective equipment.
