JOB SUMMARY:
At Porte, we create communities where people love to live, work, and thrive. The Property General Manager plays a key leadership role in ensuring the success of our residential and commercial portfolio in Calgary. This position is responsible for overseeing property operations, financial performance, tenant satisfaction, and team leadership—delivering high standards that reflect the Porte Promises.
The General Manager acts as a strategic partner to ownership and a trusted point of contact for tenants, vendors, and team members, ensuring each property is well-maintained, compliant, and performing at its best. They will also be responsible for leading the team at The Park and across Calgary, fostering a positive, high-performing culture that aligns with our values.
Portfolio Overview:
- The Park: 285,000 sq. ft. mixed-use development.
- Commercial Space (Industrial & Retail): 76,300 sq. ft.
- Residential Units: 374 total, including the new Madison building with 128 units.
Job requirements
- 5–10 years of property management experience, with a mix of residential and commercial property oversight preferred.
- Strong knowledge of building operations, lease administration, budgeting, and property financials.
- Proven leadership and team management skills.
- Excellent communication, negotiation, and organizational abilities.
- Familiarity with property management software (e.g., Yardi, MRI, or similar).
- Relevant certifications (e.g., CPM, RPA, or real estate license) are a plus.
Job responsibilities
- Oversee day-to-day operations of commercial and residential properties, including leasing, maintenance, tenant relations, and administration.
- Oversee day-to-day operations at the Park in collaboration with the Operations Manager.
- Oversee daily operations of assigned properties, ensuring a seamless experience for tenants and strong property performance.
- Lead and mentor a team of property managers, maintenance staff, and contractors with a people-first approach.
- Provide direct leadership to the employees for all the Calgary properties, cultivating a positive team culture rooted in the Porte Promises.
- Prepare and manage annual operating budgets, capital plans, and financial reporting with a focus on long-term value.
- Ensure properties are maintained to Porte’s high standards, coordinating proactive maintenance and timely repairs.
- Foster strong tenant relationships by responding to concerns promptly and promoting retention through excellent service.
- Manage vendor and service contracts, ensuring quality, safety, and cost-effectiveness.
- Ensure compliance with all applicable building codes, health and safety standards, and local regulations.
- Monitor property metrics and market trends to identify opportunities for operational improvement and portfolio growth.
- Act as a representative of ownership, providing regular updates, strategic recommendations, and clear communication.
