Primary Responsibilities:

· Conduct routine audits of operational processes to ensure consistency, accuracy, and compliance with internal standards.

· Audit a sample of recurring property-level tasks monthly (i.e., leasing activity, move-ins/outs, renewals, financial documentation).

· Audit a sample of resident files and lease documentation monthly to verify policy adherence and proper execution.

· Review lease and addendum settings across all states. Perform bi-annual audits to ensure alignment with legal requirements and billing practices.

· Monitor compliance with company policies, lease procedures, and applicable regulatory requirements by auditing documentation and system entries.

· Maintain a centralized audit tracking log to document audit activity, findings, and follow-up actions.

· Manage and maintain trackers for business licenses, rental licenses, entity renewals, and other time-sensitive regulatory requirements. Ensure documentation is stored and accessible.

· Track recurring state and local property inspections (e.g., fire, elevator, code compliance) and ensure certifications are documented and up to date.

· Ensure property management system data is accurate and complete, including demographic info, lease documents, and acquisition and migration documents and information.

· Audit and maintain internal documentation to ensure alignment with company organization and filing standards.

· Analyze KPIs to identify trends and areas of opportunity. Present findings to regional and executive leadership to support strategic decision-making.

· Recommend and implement process improvements, automation opportunities, and operational efficiencies for onsite teams.

· Create and maintain SOPs related to audit and compliance activities to promote consistency and standardization.

· Assist in the development and rollout of new or updated company policies and procedures.

· Collaborate with Managers and Regional Managers to provide feedback, identify training needs, and support corrective action plans based on audit results.

· Support the development of training content derived from recurring audit findings or compliance gaps.

· Perform other duties as assigned in support of department goals and company initiatives.

 

Qualifications:

· 5+ years of experience working in multi-family property management.

· 1+ year experience working as Property Manager in a market rate apartment community.

· Strong understanding of multifamily operations and lease compliance.

o Experience reviewing and approving invoices

o Experience conducting lease audits

· Proficiency in OneSite, Blue Moon, and BI reporting tools (preferred).

· Advanced proficiency in Microsoft Outlook, Excel, and SharePoint (preferred).

· Excellent attention to detail and organizational skills.

· Ability to interpret policies, regulations, and contracts.

· Strong analytical and problem-solving skills.

· Effective communicator with the ability to present findings and recommendations to leadership.

· Self-starter with the ability to manage multiple priorities and deadlines.

 

Key Metrics for Success:

· Percentage of completed and compliant audits monthly

· On-time completion rate for license and certification renewals

· Portfolio-wide compliance score based on audit findings

· Timeliness and quality of audit reporting and follow-up documentation
