About The Position
The Building Maintenance role is responsible for supporting the day-to-day upkeep, cleanliness, safety, and repair of the building, including common areas, maintenance areas, exterior grounds, and resident suites. This role completes routine inspections, minor repairs, cleaning support, waste management duties, and reports deficiencies to the Property Manager to ensure the property is maintained to Medallion standards.
Key Responsibilities
Compactor Room (If Applicable)
- Change compactor bins as required and ensure bins are positioned safely and correctly
- Report mechanical issues, safety concerns, pests, odours, or other deficiencies in writing to the Property Manager
- Sweep floors, hose down surfaces, apply germicidal cleaner, and deodorize as required
- Maintain the room in a clean, orderly, secure, and debris-free condition
- Ensure the room is locked by 5:00 p.m. daily
Garbage Chute Rooms (If Applicable)
- Remove litter, debris, and obstructions from garbage chute rooms
- Replace faulty or burnt-out light bulbs as required
- Report chute, door, lock, odour, pest, cleanliness, or safety deficiencies in writing to the Property Manager
Elevators (If Applicable)
- Confirm that current elevator licences and capacity plates are posted and visible
- Monitor elevators for vandalism, lighting issues, service interruptions, and other deficiencies
- Log elevator deficiencies, service calls, and recurring issues in the elevator log book
- Contact the elevator contractor for repairs and advise the Property Manager of all calls and service concerns
Hallways and Stairwells
- Inspect hallway and stairwell lighting and replace burnt-out bulbs as required
- Complete minor common area repairs where possible, including door closures, tile, carpet, plaster, graffiti, and vandalism repairs
- Report larger or recurring common area deficiencies to the Property Manager for follow-up
Garage and Airlocks (If Applicable)
- Inspect garage, airlocks, garage doors, ramps, lighting, and fan timers for proper operation
- Monitor and report maintenance issues, safety concerns, vandalism, suspicious activity, loitering, oil leaks, or vehicle-related concerns
- Remove garbage, empty garbage cans, and sweep areas as required
- Replace deficient or burnt-out light bulbs as required
Storage Rooms
- Complete necessary locker door repairs where possible
- Monitor locker rooms for vandalism, suspicious activity, debris, lighting issues, and maintenance concerns
- Remove debris and clean locker room hallways as required
- Replace deficient or burnt-out light bulbs
Mechanical Rooms (If Applicable)
- Inspect mechanical rooms and report all deficiencies in writing to the Property Manager
- Mop, sweep, and dust rooms as required to maintain a clean and safe work area
- Remove unnecessary debris, parts, and materials from mechanical areas
- Ensure chemicals are properly stored and labelled in accordance with WHMIS requirements
- Ensure mechanical rooms remain locked and secure at all times
- Monitor trades accessing mechanical rooms, as required
Sub Basements (If Applicable)
- Inspect sub basement areas and replace burnt-out light bulbs as required
- Clean lint traps and report any maintenance or safety concerns to the Property Manager
En-suite and Common Area Maintenance
- Complete en-suite and common area repairs where possible and within scope
- Advise the Property Manager of repairs requiring follow-up through maintenance request forms
- Maintain accurate maintenance records, including work order station logs and completed repair notes
Moving Room (If Applicable)
- Sweep the moving room and remove debris after use or as required
- Report damage, cleanliness, or maintenance concerns to the Property Manager
Exterior – Daily Inspection
- Conduct daily exterior inspections of front and rear exits, exterior parking areas, entrances, exits, canopies, and garbage bin areas
- Sweep exterior areas and remove litter, debris, and nesting material as required
- Replace exterior light bulbs as required
- Keep entrances and exits clear of snow, ice, and other obstructions
- Hose down garbage bin areas when weather permits
- Report exterior maintenance, safety, cleanliness, or security concerns to the Property Manager
Qualifications & Skills
- Previous experience in residential maintenance, building operations, janitorial support, or a related role is an asset
- Basic knowledge of plumbing, electrical, lighting, mechanical rooms, garbage systems, and general building repairs
- Ability to identify deficiencies and report issues clearly and promptly to the Property Manager
- Strong attention to cleanliness, safety, and preventative maintenance standards
- Able to perform physical duties including lifting, sweeping, mopping, climbing stairs, changing light bulbs, and working in interior and exterior areas
- Reliable, organized, and able to maintain accurate maintenance and work order records
- Knowledge of WHMIS requirements and safe chemical storage practices is an asset
