About the Role

As our Residential Leasing Agent, you'll be responsible for maximizing occupancy across Emerald's portfolio by delivering an outstanding leasing experience from first inquiry through move-in.

This role combines sales, customer service, digital marketing, compliance, and relationship management. Working closely with our Property Managers and administrative team, you'll help drive occupancy while strengthening Emerald's reputation as a trusted housing provider throughout Calgary.

Travel between properties within Calgary and surrounding areas is required.

What you will be doing

• Manage the complete leasing cycle from inquiry to signed lease.
• Respond promptly to inquiries by phone, email, text, social media, and online platforms.
• Conduct professional in-person and virtual property tours.
• Build strong relationships with prospective residents and maintain consistent follow-up throughout the leasing process.
• Create and maintain attractive online property listings, social media content, photography, and marketing materials.
• Ensure rental listings remain accurate, competitive, and engaging across multiple platforms.
• Process rental applications, complete screening, prepare lease documentation, and maintain organized digital records.
• Coordinate move-in, move-out, and property inspections in accordance with Alberta legislation.
• Monitor local rental market trends and provide recommendations on pricing, incentives, and marketing strategies.
• Work collaboratively with maintenance and property management teams to ensure suites are market-ready.
• Support resident retention initiatives and contribute to an exceptional customer experience.
• Maintain compliance with the Residential Tenancies Act, RECA requirements, Human Rights legislation, PIPA, and company policies.

What We're Looking For

• Current RECA Associate Licence in good standing.
• Minimum two years of residential leasing, property management, marketing, or real estate experience.
• Valid driver's licence with reliable transportation.
• Experience with property management software or CRM systems (Yardi experience is an asset).
• Strong sales, negotiation, and customer service skills.
• Excellent written and verbal communication abilities.
• Experience creating digital marketing content and online advertisements.
• Strong organizational and time management skills.
• Ability to manage multiple priorities while maintaining exceptional attention to detail.
• Professional judgment, integrity, and a customer-first approach.
• Successful completion of a criminal record check.

Compensation: This is a performance-driven role with a base salary plus uncapped commission. The base salary supports the administrative responsibilities of the position, while commission provides the primary earning opportunity for motivated, results-oriented professionals.
