POSITION SUMMARY

Reporting to the Director of Development, the Leasing Manager is responsible for overseeing all aspects of leasing, operational oversight and marketing across various Royop Residential Properties. This includes setting leasing goals, operational KPI reporting (NOI growth, expense management, collections, contract review, work order and lease compliance), management of leasing agents, lease approvals, managing new build hand over deficiencies, optimizing ILS platforms and developing strategic marketing plans for achieving budgeted occupancy.

As a data driven Leasing Manager, you will ensure strong understanding of changing market conditions, demographics, competitor offerings, lease up performance and brand/marketing alignment.

This position bridges operations with third party property management, marketing, construction, and development, ensuring units are market-ready, leasing teams are equipped for success and property performance is continuously tracked and optimized.

WHAT YOU'LL DO

Lease Up, Operational Oversight & Marketing

  • Lead lease up of new residential apartment and oversee construction handover, ensuring deficiencies are addressed and operational KPIs are achieved through third party property manager.
  • Drive revenue optimization through strategic leasing, pricing and incentives, while leading and managing leasing agents to deliver on weekly performance targets, informed by a strong understanding of target demographics and evolving market conditions.
  • Collaborate with development and construction teams to align on unit mix, design, pre-leasing strategies.
  • Lead and execute leasing and marketing campaigns (digital, print, social), managing schedules, budget and operational readiness – including leasing offices, show suites, signage, CRM systems and listings - while overseeing agencies to drive effective advertising, qualified traffic and conversions.
  • Responsible for property NOI including development of revenue forecast, operating budget, contract review and ensuring third party property manager is operating within the approved budget.
  • Analyze financial statements and review of monthly operating reports.
  • Partner with Third Party property management to support resident experience, retention and community engagement initiatives.
  • Manage leasing and marketing platforms (RentStync, Rent Café, Zonda, Mosino).

WHAT YOU’LL HAVE

Qualifications & Technical Skills

  • 5+ years of experience with multi-site residential portfolio leasing, marketing, property management, or a related role.
  • Post-secondary education in business, real estate, or a related field, combined with a strong ethic commitment.
  • Licensed with RECA (Real Estate Council Alberta), with a strong understanding of Residential Tenancies Act and regulatory requirements.
  • Relationship Skills – Ability to communicate effectively and professionally, both oral and written with owners, tenants, and team members; ability to develop and sustain cooperative working relationships; self motivated team player with good conflict resolution skills; committed to personal growth and integrity.
  • Organizational/Multi-Task Skills – Ability to allocate one’s time effectively and manage tight deadlines; ability to work under pressure and achieve quality results; ability to handle multiple demands and competing priorities and adapt to new ideas and constant changes; results oriented, detail oriented and accurate.
  • Decision Making Skills – Ability to resolve problems with facts and sound reasoning; ability to achieve goals using a strategic approach; proven innovation and willingness to manage and adapt to change
  • Experience working with leasing teams, property management operations, construction teams, development teams, creative vendors, agencies, and consultants.
  • Strong financial acumen and analytical skills in operational KPI and lease reporting.
  • Proficient in Microsoft Office, including Excel, Word, PowerPoint, and Outlook.
  • Experience with leasing, CRM, property management, or marketing platforms such as Yardi, Building Stack, Rentsync, Rent Café, Mailchimp, Google Ads, Meta Ads Manager, or similar systems.
  • Ability to review and interpret floorplans, unit mix summaries, pricing sheets, market comparisons, campaign results, and leasing reports.
  • Excellent written and verbal communication skills.
