Our client, a well-established Canadian real estate investment and property management organization, is seeking a Financial Analyst to join their growing finance team. Reporting to the Accounting Manager and working alongside a team of experienced accounting professionals, the Accounting Analyst will play a key role in financial reporting, tenant recoveries, variance analysis, budgeting, and portfolio accounting. This opportunity is ideal for an accounting professional who enjoys working cross-functionally, thrives in a fast-paced environment, and is looking to further develop their expertise within property accounting.

Responsibilities
- Ensure accurate financial records, controls, and reporting for an assigned portfolio of commercial and retail properties
- Prepare and analyze monthly financial statements, balance sheet reconciliations, and income statement reviews
- Complete detailed variance analysis of revenues and expenses
- Prepare monthly and quarterly reporting packages and supporting working papers
- Set up and maintain tenant leases and profiles within Yardi
- Manage electronic fund transfer (EFT) setups and maintenance
- Prepare CAM, tax, and chargeback recovery adjustments in accordance with lease agreements
- Participate in annual budgeting and year-end processes
- Monitor and reconcile accounts receivable, tenant ledgers, and prepaid rent accounts
- Process and monitor pre-authorized payment invoices
- Collaborate with Leasing, Operations, Mortgage Finance, and other internal stakeholders
- Support special projects and process improvement initiatives as required
Qualifications
- Related post-secondary education and a minimum of 3 years of relevant accounting experience, or 5+ years equivalent working experience.
- CPA designated or CPA- active is considered an asset
- Strong communication and interpersonal skills with the ability to work effectively across multiple departments
- Demonstrated ability to manage competing priorities, adapt to changing business needs, and take ownership of responsibilities
